Avoid DIY installation

Without a community charging solution, EV owners might resort to unsafe or unsightly DIY charging setups. This can lead to electrical hazards, aesthetic issues, and potential conflicts between residents or with the HOA.

No special assessment

Implementing charging at an HOA is simple. We'll handle installation and on-going costs, residents pay per use, and your building enjoys a no-cost amenity.

Increase property value

EV charging infrastructure is increasingly seen as a valuable amenity in real estate markets. Properties with EV chargers often command higher prices and attract more interest from buyers and renters.

Attract buyers and renters

EV charging availability can be a deciding factor for many people looking for a new home, especially as EV adoption continues to grow. It sets the property apart from competitors and can be a selling point in marketing materials.

Living in an HOA, I never thought I'd have access to home EV charging. The EV drivers in our building didn’t want to ask other homeowners to pay for the installation and charger costs. Chargermate made it possible without any long-term commitments as we only pay when we charge our cars. It's made owning an EV in the city so much more convenient.

Chargermate's model made it easy for our board to approve the project and has paid off in resident satisfaction.

Their knowledge of Chicago regulations was invaluable during the installation process and they navigated the complexities effortlessly, with minimal disruption to our board or residents.

What’s the typical investment required by an HOA?
Our preferred business model is for Chargermate to own and operate the charging stations, with drivers paying us when they decide to charge their vehicles. This means we cover the installation costs and ongoing costs such as for electricity.

Here's why this model works well:
- No upfront capital expenditure for your company. Minimal operational overhead for your organization
- Ensures professional maintenance and management of charging infrastructure
- Allows for easy scalability as demand grows
- Provides a valuable amenity without ongoing costs to your company
How will EV charging stations affect our property's energy consumption and utility bills?
There is no added cost to the HOA as Chargermate will pay for all of the energy usage associated with EV charging, either to the utility company directly or by reimbursing the HOA for the energy used. Our technology allows us to track how much energy is used minute-by-minute throughout the year.

While EV charging stations will increase energy consumption, we are also able to implement smart charging systems that can limit the energy usage during peak times and we can incentivize residents to charge during off-peak hours.

What is the process for troubleshooting if a resident experiences issues with charging?
The troubleshooting process for EV charging issues is straightforward and efficient to minimize guest inconvenience.

First, we have a remote monitoring system that will alert us to potential problems and we will work to fix any issues before a guest encounters them.

Secondly, we have a dedicated helpline or ensure that staff can quickly contact our support team for more complex issues.

Third, we have local maintenance personnel who can visit your building to fix any chargers.
What data can we collect to support our sustainability reporting for our HOA?
We are happy to share non-identifying data for sustainability reports, CSR initiatives, and green certifications.

Our modern EV charging systems can provide valuable data on:
- CO2 emissions avoided
- Total kWh dispensed
- Number of unique users
- Charging session durations and frequencies
- Peak usage times
Does EV charging impact the property value?
Yes - buyers in Chicago who have an EV specifically look for apartment buildings with dedicated EV charging.
How can we ensure fair access to charging stations among residents?
Drivers are typically accustomed to charging etiquette and following norms, so managing building charging shouldn't be much different. We have policy templates which we can share for you to implement.

In addition, our software allows us to ensure fair access by adjusting items such as:
- Implementing a reservation system
- Setting time limits for charging sessions
- Implementing idling costs to a driver after an EV is finished charging to encourage them to move their car
- Offering different pricing for peak and off-peak hours
How does the charging payment process work for residents?
We tend to recommend that EV drivers pay us directly, and no payments go through the HOA.

Our common approach for payment is that residents pay-per-kHW using a QR code on the charger or our app.
Will the EV charge points work with every electric vehicle?
Yes, we use industry standard software and hardware so that our charge points work with the vast majority of electric vehicles in the US. Our Level 2 chargers use the J1772 connector, which is standard for most EVs in North America. For Tesla vehicles, an adapter can be used (which most Tesla owners already have).

Over the course of the next year, we will be transitioning to the North American Charging Standard (NACS), as it has been adopted by all large automakers in the US from 2025 onwards.
